Managing Principal Biography

Ryan Shaughnessy is the Managing Principal of our Real Estate Practice Group.  Mr. Shaughessy has extensive experience in the real estate, title, banking and construction industries and regularly represents clients in the sale, acquisition, development, construction, condominium conversion, financing, leasing and sales of commercial and residential real estate development projects.  In addition, Mr. Shaughnessy has extensive trial and appellate experience.  

Career Highlights

  • Successfully acquired (by negotiation and/or use of the power of eminent domain) over 300 parcels of land in the City of Berkeley, City of Kinloch, City of Ferguson and the Robertson area of unincorporated St. Louis County on behalf of the City of St. Louis as a part of an ongoing noise mitigation program at Lambert-St. Louis International Airport.
  • Represented as Legal Counsel several local and residential real estate developers regarding the development and construction of over 500 units of residential housing.
  • Successfully argued appellate cases before the Missouri Supreme Court and Missouri Court of Appeals for the Eastern District relating to private property rights, restrictions on the use of eminent domain, election law and municipal governance, real property taxation and interpretation of the Municipal Land Reutilization Law.
  • Served as a Director and General Counsel for Neighborhood Housing Services, a non-profit housing organization, for 10 years and successfully oversaw both its expansion into mortgage lending and its merger with Beyond Housing.
  • Served as an Organizer and Legal Counsel to the St. Louis Housing Fund Trust Initiative. The Initiative was approved by ballot initiative and became the first municipal housing trust fund in the State of Missouri.
  • Elected as Bar Fellow by Members of the St. Louis Bar Foundation.
  • Served as a Hearing Officer and Legal Counsel to the Missouri Oil and Gas Council. Established and drafted the rules and procedures for establishing oil and gas well spacing plans in the State of Missouri. Acted as the Hearing Officer for the first oil and gas well spacing plan approved in the State of Missouri in over 100 years.
  • Served as a Director of the City Hospital Community Improvement District. Oversaw the assemblage of land for the construction of the first retail development in Lafayette Square in over 40 years.
  • Appointed and served as a Condemnation Commissioner by the Circuit Court of St. Louis County.
  • Served as Title Examiner for the Assessor for St. Louis County.
  • Served as a Hearing Officer for the Board of Equalization for St. Louis County.
  • Served as a Founding Member and Investor in the first attorney-owned title insurance company (Bar Plan Mutual Title Insurance Company) in the State of Missouri. Title insurance company was sold to Guaranty Title Insurance Company.
  • Established Preservation Title Company in 2005. From 2005 to 2007, closed over 500 sales transactions and disbursed over $25 million in construction funds with no title insurance claims.
  • Established and opened Gilded Age Sales in 2007 and PREA Signature Realty in 2008. Assisted in the formation of Second Empire Realty in 2005 and Red Key Realty Leaders St. Louis in 2012.
  • Served as General Counsel of Gilded Age, a local real estate developer, from 2006 through 2008.
  • Served on the Board of Directors of several housing related charitable organizations including, but not limited to, Neighborhood Housing Services (homebuyer education and repair lending programs), Willows Way (disabled supportive housing), and Productive Citizens (prisoner re-entry and HIV/AIDS housing).
  • Served as Volunteer Lawyer for Legal Services of Eastern Missouri regarding landlord-tenant cases and for Professional Housing Resource regarding housing and neighborhood stabilization issues.
